Huntsville's growth as a tech hub has pushed home prices up right along with everything else, which makes a down payment one of the biggest hurdles for new buyers. Alabama's statewide assistance, combined with a city-specific program right here in Huntsville, closes more of that gap than most first-time buyers expect.

State and Local Programs

The Alabama Housing Finance Authority's Step Up program offers a 30-year fixed-rate mortgage bundled with down payment assistance of up to 4% of the purchase price or $10,000, whichever is less, secured as a 10-year second mortgage. Alabama's First Step program offers a similar structure with below-market interest rates for first-time and repeat buyers. On top of the state programs, the City of Huntsville runs its own Down Payment Assistance Program, offering up to $10,000 for new construction and up to $7,500 for existing homes within city limits, structured as a zero-interest second mortgage that forgives after five consecutive years of ownership.

Eligibility Basics

AHFA's Step Up program sets a statewide income ceiling that adjusts periodically and generally requires a minimum credit score around 620. The City of Huntsville's DAP layers on its own income eligibility requirements and requires buyers to commit to living in the home for at least five years to receive full forgiveness. Both programs require completion of a homebuyer education course before closing, and combining state and city assistance is generally permitted, though it depends on the specific loan product selected.

How to Apply

Buyers should start with an AHFA-participating lender to confirm eligibility for Step Up or First Step, then contact the City of Huntsville's Community Development Office directly to apply for the local DAP funds, since city assistance runs through a separate application process from the state program. Homebuyer education should be scheduled early, since most lenders require the certificate before finalizing the loan.

Working With an Agent

Huntsville's fast-moving market, driven by continued growth in aerospace and tech employment, means homes that fit within program price limits can move quickly. A local agent who regularly works with AHFA and City of Huntsville buyers can help identify eligible properties before they're gone and keep the paperwork timeline aligned with a competitive offer.
